Driveway Sealcoating
Asphalt is porous. Without protection, water, UV rays, oil, and gasoline break it down — leading to cracks, potholes, and a full repave that costs 10× what sealing does.
What's included
- Power-broom and blower cleaning of the entire surface
- Hand-scraping of any vegetation along edges and cracks
- Oil-spot priming so sealer bonds over stains
- Hairline crack filling — any crack 1/4" wide or smaller filled with hot or cold-pour crack sealer (industry standard; larger cracks require separate repair)
- Cut-in along garages, walkways, and lawn edges
- Commercial-grade sealer applied by squeegee or spray
- Driveway entrance blockage — cones and warning signs while it cures
How often should I sealcoat?
Every 2–3 years for residential driveways. Sooner if you're in heavy sun or you see graying and small cracks forming.
How long until I can drive on it?
Walk on it after 4–6 hours. Drive on it after 24 hours. Avoid sharp turns for 48 hours.
Weather requirements
Dry, above 50°F, and no rain in the forecast for 24 hours after application. We'll reschedule for free if weather doesn't cooperate.
Line Striping
Add crisp, durable painted lines to your driveway or pad. Perfect for basketball keys and free-throw lines, pickleball or sport courts, kids' bike paths, and clearly marked parking spots.
- Layout and chalk-line measurement before paint goes down
- High-build traffic-grade striping paint (white, yellow, blue, or red)
- Standard 4" lines; custom widths available
- Stencils for numbers, arrows, or basketball keys on request
- Applied after sealcoat fully cures for maximum bond and life
Can I add striping to my sealcoat job?
Yes — that's the most common (and best) way to do it. We come back 24–48 hours after the sealcoat cures and lay the lines. Mention what you want in the notes when you book.
How long do the lines last?
On a freshly sealed surface with traffic-grade paint, expect 3–5 years before any noticeable fading.
What does it cost?
Pricing depends on layout complexity and total linear feet. Add a note to your quote describing what you'd like (e.g. "regulation basketball key") and we'll include it in your final price.
